On June 19th I had lunch with the seller and upon leaving, the plan was to sell her condo next year. Next year turned into listing this condo six days later after she found the perfect replacement property the next day. Here’s what it looks like to sell in Denver’s red hot market: ⠀

Monday: sellers meeting and decluttering⠀⠀⠀⠀⠀⠀⠀⠀⠀
Tuesday: photos ⠀⠀⠀⠀⠀⠀⠀⠀⠀
Wednesday: create marketing – seller skips town for the weekend⠀⠀⠀⠀⠀⠀⠀⠀
Thursday: showings start & we have two offers by Thursday night⠀⠀⠀⠀⠀⠀⠀⠀⠀
Weekend: additional showings and negotiation lead to $10K over asking offer and we are under contract by Sunday night. ⠀

Never, ever will I take for granted the speed in which the Denver market moves… sold in three days instead of three months. Never ever will I take for granted the power of buying your first home. For this gal purchasing in an equally hot market four years ago was overwhelming. Although there are a few regrets, owning the last four years was a powerful move that created a big wealth boost to get the seller into her next place.

Congratulations Emily – First time Homebuyer!

This young lady is only 22 years old and buying her first home. After Covid19 restrictions were lifted we started her search with a quick deadline. I canceled my weekend trip and we got busy, looking at many different homes and neighborhoods. She decided on a property within close proximity to her office where she can drop-in during her lunch break to take her dogs out. The townhouse had been completely updated with large vaulted ceilings and a two-car attached garage. There was a complication with the HOA getting a new roof and an incompetent listing agent but we were able to take advantage of the situation. It gave Emily the confidence to meet her new neighbors during inspection who had nothing but wonderful things to say about the HOA community. Enjoy your beautiful new home, Emily!

Buying a home in Denver is not an easy task. I originally met w/ Kelli January. After eight years in her Capitol Hill apartment, she was ready to buy her own place. She is a landscape architect in RiNo and wants a dog, so an outdoor space was important to her. We got bet out by stronger offers on the first two properties she loved and then Covid19 shut the world down. Finally, we were able to get under contract on a house, but the inspection did not go well and she terminated for good reason. We lost one more offer and finally, her journey lead her to the perfect little place biking distance from work, fully updated, with a one-car garage in my favorite neighborhood… Skyland! I had the pleasure of selling a townhouse I helped my clients purchase three years ago. When I submitted their offer in 2016, this is how I described my clients to the listing agent: “Phil and Ashli are all-American, hard working young couple. Phil is a veteran and Ashli is a teacher. They are very excited to find an affordable unit that is move-in ready in a peaceful neighborhood. This is the home where they plan to start a family. They hope this is a solid investment that will payoff for them in the long run and create financial security.”

Fast forward three years, Phil and Ashli have a baby girl named Kensington who just started to walk. The townhouse was indeed a solid investment for them! In three years, they were able to make a $60,000 profit from the sale after all fees without any major investment into the property. Not to mention, they had a great place to live the last three years.

I’m overjoyed to help them through this process but sad to see them go. They are building a house from scratch that will be ready in October! It’s a 2 story, 5 bed, 3 bath house with an open floor plan. Sits on a huge pond with a fountain in the center and is across the street from the neighborhood pool in Myrtle Beach, North Carolina. This is a huge upgrade for them and now they are closer to family. Congrats Phil and Ashli and wishing you all the best on this next chapter of your life!

Back Story: Ashley and Ezra were out with their dog when they saw my listing sign for a property in Arvada and called me on a Saturday. I met with them that evening to show them my listing and a few others nearby. They got really serious right around Christmas time and we found their house on January 1st. We were able to get it $25K under asking price and $7K of concessions! Their dog Ella was a major motivating factor and we were all devastated by her unexpected death while they were under contract. 💔 They stayed strong and we close last Friday. This week they moved into their house during a crazy snow storm. They plan to do a kitchen overhaul, can’t wait to see final result!
