Sherenna and Stuart had been saving and sacrificing for years, and by February, they were finally ready to buy. One of their top priorities—at 6'5"—was finding a home with tall ceilings. On their very first day touring homes in June, they found a beautifully maintained two-story with 12-foot vaulted ceilings and space to make it their own. At inspection we found issues, but we negotiated for the sellers to address major concerns and Stuart even got a tall toilet installed paid for by the sellers! Now, they’re settling into a home that fits them perfectly.

🏡 Median Close Price edged up slightly to $593,250, a 0.81% increase from July’s $590,000.
📉 Closed Sales dipped to 3,636, down 5.83% from July.
📉 Sales Volume held fairly steady at $2.60B, down just 3.09%.
📉 New Listings dropped again to 4,686 — a 12.48% decline, continuing the trend from July.
📈 Pending Sales rose to 3,921, up 8.37% — a welcome bump in buyer activity!
📉 Active Listings decreased slightly to 13,059, down 6.69% from July’s 13,995.
⏳ Median Days on Market increased again to 30 days, up from 24 last month.
🏠 Months of Inventory now sits at 3.59, down slightly from July’s 3.82.

📌 Bottom line: Prices are holding, inventory is tightening a bit, and buyers are still active — especially with longer days on market creating more room to negotiate. Whether you’re thinking about entering or exiting the market this fall, the right timing and strategy can make all the difference.

Enjoy the long weekend, Denver — you’ve earned it… Anne and Matt decided to make the move from Boston to Denver in 2024 and started interviewing agents in early 2025. Kassidy had the privilege of helping them find a home on the west side that offered character, a private lot, a two-car garage, and an easy commute. They were looking for a fixer-upper and we saw a few gut jobs that helped them realize they needed something livable now since they’d already rented out their Boston condo. We lost out on one in Wheat Ridge that just didn’t make sense for the price and their timing. Then we found the one: a well-maintained home under $600K with great bones, charm, and space to dream up the perfect kitchen over time. We acted fast to get it under contract the first day on the market and the inspection went surprisingly well. Best of all, it’s in a great neighborhood with a quick commute to Union Station.
