Found his home in one day!

Garrett was referred to me by his Airbnb host, a past friend/client of mine who rents out his basement in LoHi. Garrett told me he wanted a similar setup. I immediately thought of a home on the market that I had shown on Friday to another buyer who decided to pass. A few hours later I showed him the house, the next morning he submitted his offer, and within 24 hours of his initial call to me he was under contract in City Park! We negotiated a new roof, fixes, and a credit during inspection and Garrett used the under contract time to make sure this was the right city/home for him. He viewed and considered homes in Austin, TX but ultimately closed on his Denver two-unit remotely from Arizona. In need of a new space!

Trey came to Camille a few months back with a quick timeline to get into a home before his downtown lease was up in December. An important aspect for his home search was space large enough that he can have roommates to offset cost and potentially become a rental. We found a gorgeous 4 bedroom home + basement (perfect to turn into a game room) in Arvada. After doing an extensive CMA- Camille judged the house to be priced to high and strategized to come in at a lower offer without turning the sellers off. Camille was able to negotiate the price down over $25K and get the keys for Trey!

 

 

 

New Year, New House!

Hannibal & Meaghan sold their house in Aurora with Living Room and had a free 60 day rent back to find their next home. We toured 30+ homes and made four offers before THE ONE. We scheduled a tour ASAP because we knew right away the Morrison home was priced way undervalue! Kassidy showed the house while Abbey wrote the offer; we gave the seller a BIG signing bonus to get under contract ASAP before the competition got crazy. We offered $85K over asking and it appraised for $15K more than we offered! This house was under budget and by far the best and most affordable of all the homes we lost out on. In addition, the buyers won big during inspection negotiations and locked in an insanely low VA interest rate. Hannibal & Meaghan are working on a few projects and will move into their new home in the New Year!

 

 

 

Perfect spot for a social, city girl!

We learned very quickly that Ashley was a social girl. She always had a friend in tow… at the buyer’s meeting in September, on each tour, and even at inspection, we got to meet her crew! With her busy schedule that included many weekend getaways, we didn’t have a chance to see any good options until November. Then we found two homes she liked on the same weekend! Option one, a remodeled two-unit home in Villa Park with income potential but wasn’t her ideal location or a fully remodeled townhouse near to City Park, walking distance to restaurants and bars, and bikeable to work. Ashley lost out the Villa Park home but lucked out when the buyer on the City Park townhouse backed out giving her a second chance the following weekend at the City Park townhouse. We resubmitted slightly over the asking price and Ashley’s offer was accepted! She later told us she would have been “depressed” in Villa Park, so we are happy this social girl is staying in the city near all of her friends!

Camille met Alex at the LoHi dog park through their bird dogs, Rouge and Axel. Alex was renting across from Little Man Ice Cream and spoke about how the location was very important to him. Camille got to work on finding him the perfect home that met his criteria. From hairstylist to homeowner!

Courtney has been my hairstylist since she first moved to Denver five years ago. During that time she has established a successful business downtown. Due to 2020, Courteny + Corey (CoCo) canceled their wedding and eloped. Corey is a co-owner of Little Owl Coffee with two locations downtown and a new bakery called Owlette Bakery.  As business owners, qualifying to buy a home is not easy. They diligently worked for years and weathered the pandemic. They planned perfectly and when they were ready the ideal Globeville home came back on the market and we locked it down with an aggressive offer very quickly. They will thrive in the updated home with a small yard for their dogs in a rad location close to downtown.

 

A PAW-some new home for this family of three!

We first met with Harold & Christine at the end of July. Right from the start, we faced tough competition and lost out on homes in Arvada, Wheat Ridge, Lakewood, and Denver. They earned good karma points when they found a stray dog, Molly, during house tours and ended up taking it home and reuniting the dog with its owners in Texas! In early October we found a home just south of Central Park, in close proximity to their rental in a familiar area that they liked. We offered asking price and their offer was accepted! Their new home has a garage, storage space, and a beautifully landscaped yard!

 

 

Smoothest transaction of the year!

Emily & Andy win the award for Living Room’s smoothest transaction of the year! They moved to Colorado from Shreveport LA and were ready to buy a home in Denver before their apartment lease in Broomfield expired in January. We started their search in August and after only a few weekends of looking, they fell in love with a newly remodeled ranch one block from Harvey Park. We submitted a slightly over-ask offer and the sellers accepted! After an easy inspection with no objections, Emily & Andy closed on the perfect home with a finished basement and yard for their two pups.

 

 

 

 

Beautiful new home on Stuart Street

In July, Erin and Sean closed on their home and utilized a 60-day rent back while we looked for their replacement property. The first devastating loss went $125K over asking while they were contingent. The second we lost to a cash buyer by $15K on a new build on the same weekend a Congress Park home went $225K over asking that they liked. Next, we bid on two resale Workshop homes that went $100K and $276K over asking. After unsuccessfully pursuing an off-market opportunity for months and their rent back running out, they were led back to the new build we bitterly lost out on on a similar unit for $15K that was now $40K more. It was a hard road for these buyers, but their eyes just lit up inside this home. The best part is the sellers were committed to perfection and the one-year warranty builder warranty made them feel confident.

Jen originally started looking at homes in early 2019 but decided to continue renting until she got back in touch two years later in January 2021. Her and her boyfriend Troy were ready to start searching for the perfect home for their family in Parker. After looking at homes for several months and losing multiple offers in crazy bidding wars they decided to take a break. After attending college and working from home in Parker with Mom, Dad, and Grandma during Covid, the girls in their 20s were eager to find their independence in a more urban location. Mom’s stipulation was that the house had to have an income unit to help offset the mortgage. We had a few tough losses before finding the perfect home that had just had a price reduction. Ready for some home equity

High school sweethearts Lacie & Ayden came to us ready to stop paying rent and start building equity by purchasing their first home. As Colorado natives, their main priority was to stay close to family. When we started our search competition was fierce! They lost out on several homes that went under contract right after our showings, not even giving them a chance to submit. We lucked out when a buyer got cold feet and terminated on a townhouse that Lacie & Ayden had previously lost out on. The home came back on the market and they were able to get their offer accepted for less than they had been willing to pay in the original bidding war. At inspection, we were able to negotiate a new furnace and AC making the home move-in ready!⠀

 

 

Off Market Deal

Matt came to me ready to sell his home and upgrade. The trouble was the market is so competitive, that purchasing a home contingent on the sale of his home is almost impossible. Kassidy found an off-market home that fit all of Matt’s criteria. The seller hadn’t set a price, so Kassidy helped Matt determine a fair offer price and negotiated hard to put together a deal before the home hit the market. The most recent comparable sold home was listed for $590,000 and sold for $682,500. We felt excited when the seller accepted a contingent offer for $587K and worked with us during the inspection. At the final walkthrough he met several of his new neighbors and is very excited to have community at his new home.⠀

 

 

Baker Neighborhood Renovation in the works.

Almost exactly one year after Kassidy partnered with Rog&Wilco on 2900 Monroe St flip, they are partnering up again to bring this 1885 Baker victorian into the 21st century. Like our last project, this home is on a corner lot and an ametuer had started the project and became overwhelmed with the scope of work and cost of the rehab. The vision for this home is truly spectacular and we can’t wait to share the transformation (follow @kassidybenson for updates). Governor’s Park

Meg came to us ready to buy her first home after renting for many years in her beloved neighborhood of Gov Park. Ideally, she wanted to stay in Gov Park which made for a small search area. After looking for only a few weeks and losing out on one place, an amazing townhouse just across the street from her current apartment was listed. Meg was traveling so we did a Facetime tour and submitted an offer right away. There was an intense bidding war again and the seller signed an offer before we could even resubmit. We were completely devastated. The listing agent really liked us so a week later when the original buyer had walked away, they offered Meg the townhouse for $30K less than she had been willing to pay during the bidding war! After a 30 day rent back to the seller Meg will be moving across the street to her two bed townhouse with a pool and garage.

 

Townhouse in Hale

Bonnie submitted 10 offers before we finally got the perfect home under contract! Bonnie was born and raised in Denver and wanted to find a place that was convenient to the city center. Our search started with condos and then moved to single and multi family homes. Even after losing out on 10 places Bonnie never gave up. On 4th of July weekend we saw the perfect townhouse with garage in Hale that had somehow been overlooked and had a recent price reduction. We made an offer right away and they accepted.

 

 

 

Open Space in SE Aurora⠀⠀⠀⠀⠀

Alex & Amy decided they wanted to move from Boston to Denver when their jobs both became permanently remote during the pandemic. Working from home now allowed them to make their dream move West to the mountains a reality! After we connected via a Zoom meeting they planned a trip to come house hunt for a long weekend. They came to Denver with the goal of returning home under contract on the perfect home where they could start a family and spend the next 20+ years. On our last day out we found the one that checked ALL the boxes! After an intense bidding war that lasted two days, included much back and forth with the listing agent and submitting three offers, they were officially under contract. Edgewater Ranch

Originally from Chicago, Kyle had been working in Dallas when he received a job opportunity in Denver he couldn’t pass up. He moved here in February and we submitted 5 offers that month. To give you a taste of his experience: in Regis 27 offers $75K over asking, 2/1 in Sloan’s went $75K over asking, Sunnyside went $70K over asking, Skyland $76K over asking, and a 3/1 in Edgewater that went $80K over asking. Finally, we caught a break in March when a huge blizzard moved in and cut off showings early on a cutie in Edgewater. We were still up against 9 offers, but went under contract $54K over asking. A $41K low appraisal jeopardized the sale but ended up working in his favor when the seller eventually reduced the price $26K. Through the most challenging market conditions I’ve ever witnessed, Kyle persevered and found a great home for him and his dog Reilly. 

 

 

Multiple offers in Westminster

After moving here from the Midwest, an obnoxious neighbor forced this thoughtful couple to rethink their rental situation. They set up a new buyers meeting and solidified their list of needs vs wants. On a serious mission, we looked at homes Friday, Saturday, and Sunday all over Denver metro and by Sunday we found “the one”. They went above asking to beat 12 other offers but we made up ground in inspection when the seller agreed to replace the roof and credit the buyers $4000. Luckily a $15K low appraisal didn’t change their rate, payment, or cash to close so we moved forward with a quick closing despite a Covid scare. After a 16 day rent back to the sellers, these new homeowners completed a few projects and moved into their single family home with views of the mountains and no shared walls or obnoxious neighbors!

 

 

Highlands Condo

Scott reached out to us in February after having worked with two different Realtors on his home search. Because both Realtors were unsuccessful in helping this self described picky buyer find the perfect place when Covid hit Scott renewed his lease and put his home search on hold. Not wanting to keep paying menthe decided to jump back into the search a few month before his lease was up again in April. Before we even went out to start looking at homes, Scott eliminated most of the options because they didn’t meet his requirements. With such limited inventory he almost gave up on his search again, It was at that moment when the perfect condo in Highlands with a garage fell out of contract and was back on the market. We went and saw it right away and submitted an offer at ask with no competition! After an easy inspection, high appraisal and quick three week close, Scott is officially a homeowner and his mortgage is less then he was paying in rent!

 

Olde Town Arvada

Kati and Aiden submitted 5 offers before we finally got this one under contract for $57K over asking price. They stayed open minded and positive throughout the process and never gave up. The inspection was rough, but it was a huge win when the seller agreed to replace the furnace and repair the sewer line before closing. They’ve already made several big improvements at the home and are excited to be living walking distance from Olde Town Arvada.⠀

 

 

 

New Buyers in Thornton

Derek and Alison found their home on the first day we went out looking and although there were two other similar offers on the property, they picked our offer that was only $5K over asking. At inspection, we struggled to find any major issues but still negotiated $2000 off. Unfortunately the appraisal came in a little low but it wasn’t a deal breaker. Derek and Alison were such a joy and I was a little sad we didn’t have more time hanging with them looking at homes! Grateful these fantastic people found such a nice home and had a stress free transaction. ⠀

 

 

 

Open Space in Golden

Sean and Claire knew they needed more space after welcoming a baby into their world 2 years ago. They were very selective and patient as we casually looked at homes for a year. Claire dreamed of having a hiking trail out of her backdoor. Impossible? No! To everyone’s delight, this beautiful home in Golden, CO that backed to APEX Open Space came up the first weekend of 2021 listed FSBO. Although we faced competition, the seller signed our offer for $5000 less. We made it through a tough inspection and they received an exceptionally low interest rate. Best of all, they now have plenty of space for their two year old including a backyard that backs to APEX open space and walking distance to a park with a playground.⠀

 

 

Vintage Ranch

The first house we saw turned out to be the epitome of a “cheap flip” with structural damage and the original character was covered by grey paint and cheap carpet. Much to everyone’s surprise, the second home we showed them in Sherrelwood ended up being the one! The ranch home had only one previous owner who never updated anything, but meticulously maintained the property. They fell in love with all of the preserved vintage characters and made an offer. After much back and forth with the listing agent (four offers to be exact) we were able to beat out the other offers.

 

 

City Park

These buyers called me regarding another condo I had listed in uptown, it didn’t end up working for them. We looked at a few other places together and this was a great fit because it had two porches and a garage. We competed against multiple offers and won. Now they have a new place and most importantly their cats will love the outdoor space!

 

 

 

Huge Price Reduction

Alex started looking for a home last year. After considering many options, he identified Villa Park as his ideal location. This summer we looked at many homes and he made 9 offers. Alex persisted with energy. When we were both out of town, a great home came on the market and Lisa was able to go see the property and send videos. After many losses, he knew what he would have to do to win and got really aggressive and the seller took his offer early on Saturday. The inspection did not go well, but I negotiated at $35K price reduction for Alex.

 

 

 

Investing in Denver

Fran and Mikey purchased this home completely remotely. As soon as a listing would pop up, I would go meet Mikey’s mom for a tour and send the guys videos. We lost out on three offers and we walked away from home due to a poor inspection. Finally, the perfect place was available and we got it under the asking price! I handled the inspection and they finally saw the townhouse only a few days before closing. Luckily they liked it and we closed!

 

 

 

Stop Renting and Buy!

It was fun to partner with Michael Harry to help these buyers purchase a home in Arvada. In a competitive bidding situation, the seller took their offer that was $10K lower than another offer. They also benefited from the lowest interest rate I’ve ever seen, a 2.376%! In addition they got $10K in concessions after inspection. Their payment for a 3 bed/2 bath home ended up being the same as what they were paying in rent for a 1 bedroom. Stop renting, it’s time to buy!

 

 

Went from a One Bed to 3,000 SF in Littleton

Ryan had finally convinced his girlfriend to join him in Denver right before the pandemic hit. He worked from home and she went remote for Zoom once quarantine started. All of a sudden their one-bedroom apartment was way too small! They had been looking at homes on Zillow for years, so when the perfect home came on the market they called me. They didn’t even want to see any other homes, they knew it was the one right away! We competed in a multiple offer situation and won! I negotiated a $10K concession during the inspection which covered all their closing costs plus a portion of the cost to paint the entire interior of the home – taking this 1993 maple into 2020. Changed Our Strategy and Won!

Adam called me after walking into an open house in November 2019. Without ever meeting, I drafted an offer and we submitted right away. Unfortunately, we did not win the multiple offer situation. Adam didn’t give up, but as a sophisticated user of Zillow continued to identify homes that were listed low that ended up going way over asking price. We changed our approach and had luck with an overpriced listing that had been on the market over 14 days. We got it under asking, he got $10K towards his down payment, and all of his closing costs covered. First one down, many more to come for this guy!

 

 

 

Happy New Buyer in Wash Park

After my initial phone conversation with Chloe where she told me she was looking for a place with charm, I texted her a link to ONE listing. It was the first place we saw and it was the place she ended up buying. We did see other places, but this charming row-home in Wash Park with an updated kitchen and bathroom, community backyard, and no HOA was perfect! She warmed me that she makes decisions quickly and that proved to be the case. The best part, she got a 2.75% interest rate and her new monthly mortgage is less than she was paying to rent her studio.

My friend was totally over her old condo that was built in 1905 with a time-sucking, self-managed HOA. Her commute to work was tough and all of her good friends lived near Platte Park so she was feeling isolated in Uptown. Her dream felt a little out of reach considering prices in Platte Park but a quick search on Zillow and she saw this beautiful, brand new townhouse available and it checked all the boxes: No HOA, on-street front door, a parking space, tasteful finishes, tons of windows, and mountain views were a bonus. Minor problem: she had to get her condo under contract before the owners would consider an offer. Within 7 days we had her condo under contract and we were in luck… the townhouse was still on the market. We got it under the asking price and the team at Modus made the new home buying process easy. Views in Wash Park

After a lifetime of managing an old mansion in Cap Hill, my client was ready to enjoy her retirement in a maintenance-free condo with views of the mountains.  Great mountain views only exist on the west side above the 8th floor and there are actually very few high-rise condo buildings in Denver. The stars aligned and we found a spacious 3 bed, 3 bathroom condo right next to Wash Park with breathtaking views. This unit is actually a 1 bed and 2 bed condo unit that was combined into one large unit. We secured the listing $25K under asking and my client got another $7,500 off during inspection. We bought from an individual who fixed-it up and made it perfectly move-in ready. The building also has one of the best HOAs I’ve ever seen and very affordable HOA dues given the level of service, maintenance, and amenities. Out on my usual walk in Skyland with Penny, I spotted a distressed home with a sad for rent sign. Due to Covid19, their old school listing strategy, and the condition of the property they were having a hard time finding renters. The out-of-state owner was ready to sell but didn’t want the hustle of listing. I partnered with my man @michaelharry26 to find an skilled general contractor/investor who purchased the home “as-is” and paid all the fees associated with selling. This home will be undergoing a major rehab and be transformed into a stunning 3 bed/2.5 bathroom home with an attached one car garage and luxurious master suite on the main level.

Nick bought a garage/shop today and it included a pretty nice house as a bonus! He will enjoy having space to work on cars, a convenient location, and a huge master suite! Whether he likes it or not, the lot has an RV space and hookup so his parents can come park in the backyard and spend time in Colorado this summer! Nick was a man on a mission to buy a house. As soon as showings opened back up, we got out there. He made a quick decision that worked out in his favor. Twenty-Two years old – New Homeowner!

This young lady is only 22 years old and buying her first home. After Covid19 restrictions were lifted we started her search with a quick deadline. I canceled my weekend trip and we got busy, looking at many different homes and neighborhoods. She decided on a property within close proximity to her office where she can drop-in during her lunch break to take her dogs out. The townhouse had been completely updated with large vaulted ceilings and a two-car attached garage. There was a complication with the HOA getting a new roof and an incompetent listing agent but we were able to take advantage of the situation. It gave Emily confidence to meet her new neighbors during inspection who had nothing but wonderful things to say about the HOA community.

Buying a home in Denver is not an easy task. I originally met w/ Kelli January. After eight years in her Capitol Hill apartment, she was ready to buy her own place. She is a landscape architect in RiNo and wants a dog, so an outdoor space was important to her. Finally, we were able to get under contract on a house, but the inspection did not go well and she terminated for good reason. Sean has always been an exceptional lending partner. He is also a fun and dependable grass volleyball teammate for the VOTR summer league at Wash Park over the last two years. Living for Free

Colin is about the coolest guy in Denver. A transplant from California, he came to Colorado for skiing and summer recreation. He has a great job at a rapidly expanding start-up in Downtown Denver and loves riding his bike to work. He had been renting a room from one of his buddies in the Highlands and saw the potential of doing something similar for himself. Being an organized and thoughtful person, he started the process in advance to make sure he was prepared when the right opportunity presented itself… which of course happened one week before he left for Iceland. Kassidy had found a property just outside his boundary search that would be perfect for a roommate situation. It was a huge five-bedroom, four-bathroom home, with a large two-car garage, backyard, and it was newer construction. Within a month of closing, Colin had three roommates whose rent covers the entire mortgage. He can still ride his bike to work and plans to rent out his master suite and take off some time to travel the world in 2020.

Logan and Mackenzie were living the nomadic life of traveling healthcare workers in California when they decided to put down roots in Mackenzie’s hometown, Denver. Working with out-of-state buyers is something we have become very accustomed to in the Denver market. Their homesearch consisted of weekend trips to Colorado and video showings. The search got serious once they discovered they had become pregnant; Mackenzie booked a trip to Colorado. Living Room took the liberty of arranging a showing at a home we knew would be perfect, but it was a little outside their budget. We labored over a hopelessly low offer, trying to make a personal appeal to the sellers. It worked and sellers accepted an offer $25,000 under asking. $60K Profit on 600 sq ft

Andrew knew that purchasing a home is the best way to create wealth and he was eager to get started but not willing to sacrifice his lifestyle and move to the burbs. His parents in Texas were absolutely horrified to learn of his plan to purchase a tiny 600 sq ft two bedroom condo near South Broadway $20K over asking price. This particular building came with some financing challenges that also meant taking on an adjustable rate mortgage. With good guidance, he was aware of all the pitfalls but moved forward, feeling it was a strong investment. Very soon thereafter, Andrew was accepted into an MBA program at Cambridge and ended up selling the property 2.5 years after purchasing for a profit of over $60K.
